This next project was a whole house & property rental. The owners acknowledged that some updates were necessary for the property to get what they wanted for rental in their area. This home was for rent furnished, so we updated some of the furniture & light fixtures, updated the paint, and cleaned the carpeting.

Some easy updates, refreshing hardware, or simple swapping out of furniture can make a big difference when photographing your space for sale or rent. Clearing all the surfaces to reduce visual clutter is helpful, but also reducing the amount of furniture in the space can make a big difference in allowing others to see themselves living in/using your space.

Don’t skip staging!
Make sure there is furniture in your space when it is photographed. An empty room is harder for people to visualize themselves in, and furniture shows how the rooms can be used, along with helping to illustrate scale.
Photos need to give prospective buyers/renters a good feel for the space’s layout.











Different families have different needs in the entryway. Leaving it open for them to design on their own can be a huge benefit. This family chose to leave it open for the renters to choose. However, there are many inexpensive ways to make your “mud area” more functional and inviting prior to sale/renting.

Small spaces need light or bright colors!
The hallway bathroom didn’t need much other than a coat of paint to brighten it up, a new shower curtain, and a new light fixture over the sink.
The bedrooms with the darker carpeting also got fresh coats of a light paint color, giving it a more open & refreshed feeling.
This rental property was being listed as furnished, with the opportunity to remove any unwanted furniture. Some of the furniture was original (for photo purposes only) and was going to be removed by the renters. Most of the furniture that was updated remained in the unit.
